Lease Details

Rent is due on the 1st of the month and late on the 4th of the month. You will begin receiving late fees on the 4th of the month.

At Atlas Eastside you will be auto-enrolled in the Liability Program unless you provide and meet the requirements for personal Renter’s Insurance. The Liability Program is only $15 per month. The liability waiver program is not a renter’s insurance policy, and personal property will not be covered. If you choose to provide your own renter’s insurance, you must have at least 100,000 in personal liability coverage and upload your Declaration Page to the Resident Portal site for verification. The property must be listed under additional party as " Atlas Eastside - PO Box 477 Lehi, Ut 84043"

Leasing Process

Our application process is quick and easy. Apply online on our website by clicking the Apply Now button, select your desired floorplan, move in date and lease term. Complete the online application and add additional applicants. Upload your ID and proof of income directly in the applicant portal.

$50 application fee and $150 admin fee due along with deposit when applying.

Living at Atlas Eastside

Rent will be paid through the Resident Portal. We accept e-check or credit/debit card. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you select. You may also provide a check, money order, or cashier’s check to the leasing office.

We provide valet trash pickup service. Trash will be collected five nights per week (Sunday-Thursday) directly from outside your door, and a trash bin will be provided for your convenience.

Maintenance requests can be submitted through your resident portal or by contacting the leasing team.

Mainentance is available for after hours emergencies. Please call the leasing office at 512-616-3546 and press option # 3. Please leave a message with your apartment number and maintenance emergency and a maintenance team member will contact you back immediatly. 
Water leaks, lockouts = $75, no power, no A/C, no heat, and clogged toilet only if you have one in your apartment.

yes but No more than two pets allowed per apartment, no exotic pets or birds allowed such as snakes ferrets birds rodents frogs spiders, fish tanks over 10 gallons not permitted, pets must be leashed and supervised outside and may be detained or reported if unleashed, residents must pick up pet waste or may be fined up to $250 per occurrence, pets are never allowed in the pool area or fitness center, pets cannot be left unattended on patios or balconies, a pet addendum and pet fee are required and monthly pet rent may apply, restricted dog breeds include Akita Doberman Rottweiler Pit Bull Chow Wolf Hybrid Bull Mastiff Great Dane Presa Canario Alaskan Malamute German Shepherd Siberian Husky and mixes of these, each pet must be brought to the office for approval and a photo taken, all pets must be registered with the Pet DNA vendor before coming on property, all pet fees must be paid at move‑in and damages will be charged to the resident, contact the Community Manager for assistance animal information.

We want all of our residents to enjoy their living experience throughout their time at Atlas Canyon Trails . We ask that our residents and their guests follow all Community Guidelines found in your lease including:

  • No glass containers in or near pools
  • Proper use of amenities or common area spaces
  • No smoking anywhere within the community
  • Pets kept on a leash at all times
  • Misuse of property safety equipment (fire extinguishers, exit signs, etc)

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a $500 transfer fee applies.

Use your key fob by holding it flat against the reader until it beeps or flashes, then open the door. This also applies to the digital key app.

In the mailroom. You receive one mailbox key per lease holder. For packages, you will retrieve packages from our package lockers provided by Parcel Pending.

$300 for 1x1, $450 for 2x2, $600 for 3x2. Security Deposits can increase up to one-month's rent based on screening results.

Anyone not listed in this lease cannot stay in the apartment for more than 2 days in one week without our prior written consent, and no more than 4 days in any one month.
